Village Square on Haverford Avenue

History

In January 2017, PRA issued a Request for Proposals (RFP) that invited competitive proposals from developers to purchase and develop the publicly owned parcels on the 3600 blocks of Haveford Avenue Street, Mount Vernon Street and Wallace Street in the City’s Mantua neighborhood. The intention of this RFP was to bring the project site back into active use in a manner that was most productive and beneficial for the Mantua community. Respondents were encouraged to make their proposals responsive to the recommendations in the Mantua Transformation Plan, which was formally accepted by the Philadelphia Planning Commission in 2013. Upon receipt of proposals on the March 17, 2017 deadline, PRA reviewed and evaluated submissions to determine that the mixed-use residential proposal provided by Lomax Real Estate Partners (LREP) was the most responsive to the RFP.

Plan

On January 18, 2018, LREP presented this proposal to the public at the monthly meeting of the Mantua Civic Association (MCA). The development team unveiled The Village Square on Haverford –  a mixed use development aimed to create a village center for the Mantua community in West Philadelphia.”

  • 224 residential rental units (179 market rate units + 45 affordable units)
  • 15,000 SF full service grocery with four (4) stories of market rate housing above
  • 7,500 SF of commercial office space
  • 64 dedicated surface grade parking spots

PRA provided the opportunity to submit additional comments and feedback on the proposals by Friday, March 2, 2018. Comments and feedback were shared by taking an online survey.
